What is Cleverly?
Cleverly is facilities operations software for in-house real estate and facilities teams, FM service providers and commercial property managers. It brings planned and reactive maintenance, compliance, contractors, quotes, invoicing and reporting into one platform. Client and supplier portals and a mobile app cover work on site. Cleverly is based in London.
Who is Cleverly for?
Cleverly is for businesses with multiple sites and for FM service providers with at least 10 engineers, in-house or subcontracted. In practice that means in-house real estate and facilities teams, FM service providers and commercial property managers.
Is Cleverly a CAFM or CMMS system?
Cleverly covers what teams usually buy a CAFM or CMMS for: work orders, planned maintenance, assets and compliance. It goes further into the commercial side, with quotes, invoicing, contractor management, client portals and workflow automation. It's built to replace the mix of older systems, spreadsheets and email that many FM teams run on.
How long does it take to go live with Cleverly?
Most clients go live on Cleverly in 4–6 weeks, and you can start adding your data as soon as the contract is signed. Cleverly's onboarding team maps your sites, assets, contractors and approvals, and sets up your forms, workflows and reports. They connect your existing tools, then train your team, suppliers and clients.
Can we bring our data across from our current system or spreadsheets?
Yes. Cleverly provides import templates for every part of the platform, including sites, suppliers, assets and PPM schedules, so you can bring data across from spreadsheets or from your current system. If you already have a PPM schedule, the free PPM Planner can check it for gaps first.

Cleverly integrates with Microsoft 365 and Google Workspace for email and calendars, Xero and Sage for accounting, and Zapier for connecting thousands of other apps. There's no self-serve public API. Cleverly runs on a GraphQL backbone, and the team builds custom integrations with the other systems you use.
Does Cleverly work on mobile?
Yes. Engineers and contractors use the Cleverly mobile app to receive jobs, capture photos, forms and sign-off on site, upload certificates and invoice. Site teams and occupiers can raise requests from a phone or a QR code on the wall. The app has limited offline functionality, so some features need a connection.
Where is Cleverly's data hosted?
Cleverly's data is hosted in Europe, and every plan includes a 99.9% uptime SLA.
Can we change Cleverly ourselves after go-live?
Yes. Your team can customise and edit Cleverly yourselves after go-live, without waiting on us, and Cleverly's support continues for as long as you're a customer.
What is Dux?
Dux is the assistant built into Cleverly. You can ask it about your estate or portfolio in plain English, for example which certificates are due or how spend is tracking against budget. It also suggests next steps, such as scheduling visits that are coming due or who's best placed to take a job.
